Residential and commercial
On homes, we roof the flat and low-slope parts: lanais, additions, porches and flat sections that tie into a pitched roof. On commercial buildings, we install and repair full flat roofs.
Membrane options
- TPO. A single-ply thermoplastic membrane, usually white, with heat-welded seams. The light surface reflects sun, which helps keep the space below cooler.
- PVC. A single-ply membrane with heat-welded seams that holds up well to grease and chemicals, which makes it a common choice for restaurants and other commercial roofs.
- Modified bitumen. Asphalt-based sheets reinforced with fabric and installed in layers. Tough and forgiving where there is foot traffic or rooftop equipment.
Where flat meets pitched
Many flat-roof leaks start at the edges: where a lanai roof meets the house, around drains, curbs and rooftop equipment. We pay close attention to these spots on every flat roof we install or repair.
Drainage
A flat roof is not perfectly flat. It needs enough slope to move water to the drains or scuppers. Water that sits on the roof long after a rain, called ponding, is a sign of a drainage problem worth having inspected.
