Repair or replace? The 25% rule.

A repair on one part of the roof used to mean replacing the whole thing. Since 2022, that depends on when your roof was built. Here's how to find out which rule applies to you.

How the rule works

If your roof was built, repaired or replaced under the 2007 Florida Building Code or a newer edition, then when 25 percent or more of it is repaired, replaced or recovered, only the part being worked on has to meet current code. The rest of the roof can stay as it is.

If your roof was built under an older code, the old rule still applies. Once 25 percent of the roof is worked on within 12 months, the whole roof generally has to be brought up to current code, which usually means a full replacement.
